Home and business owners are often unaware that all asphalt surfaces need routine maintenance. Over time, wear and tear can take its toll on a driveway or parking area, eventually causing cracks to form on the surface of the asphalt, and weeds to creep in. These cracks will eventually allow water to seep through into the sub-surface material below, which can lead to potholes, low spots, and water pooling.

The binder in asphalt (tar) is what binds the aggregate together for pavement. Over time it oxidizes and the aggregate is exposed and eventually comes loose.
Some cracking is normal for asphalt and at times is due to improper drainage and a poor base. Cracks allow water to penetrate the pavement and wash away the fine particles resulting in a base that drops and the asphalt above will crack. In cold climates, water freezing in a crack will expand it much faster and the freezing will make the aggregate spall from the surface.
Placing a new coat of binder, or seal coating, will fill cracks and bind the aggregate to the asphalt mat. This adds several years to the surface, depending on use.
Seal coating is used primarily on secondary roads and asphalt where loading is not excessive, such as parking lots. You could add 5 years of additional life to your parking lots for about 20% of the cost of new asphalt.
